The weather is getting warmer, the flowers are in bloom and \u201cfor\u00a0sale\u201d signs are blossoming on hundreds of thousands of homes across the United States. Spring is the traditional\u00a0start of the homeownership journey for many Americans, but especially for\u00a0service\u00a0members and\u00a0Veterans\u00a0who are used to spring\u00a0bringing\u00a0Permanent\u00a0Change of Station (PCS) orders\u00a0that\u00a0require\u00a0military\u00a0members\u00a0and their families\u00a0to move to different military installations.\u00a0\u00a0<\/p>\n

Veterans may be\u00a0considering\u00a0new job opportunities, moving closer to their families or finally retiring and looking for that \u201cforever home.\u201d Whatever the reason,\u00a0all\u00a0service\u00a0members and Veterans\u00a0should consider\u00a0purchasing\u00a0their\u00a0new homes with\u00a0a VA-guaranteed home loan<\/a>, the unique\u00a0option\u00a0that makes housing more affordable.\u00a0\u00a0<\/p>\n

How does\u00a0a\u00a0VA-guaranteed home loan<\/a>\u00a0make a house more affordable?\u00a0VA-guaranteed home loans\u00a0have\u00a0specific requirements for lenders\u00a0to\u00a0help keep loan costs\u00a0and down payments low or non-existent,\u00a0ensure competitive interest rates for military borrowers and\u00a0eligible\u00a0surviving spouses, and\u00a0do not require\u00a0private\u00a0mortgage\u00a0insurance.\u00a0This helps keep more money in borrowers\u2019\u00a0pockets\u00a0and\u00a0lowers\u00a0overall\u00a0mortgage costs\u00a0over the life of the loan.\u00a0<\/p>\n

Veterans with service-connected disabilities\u00a0who receive\u00a0VA\u00a0service-connected disability\u00a0compensation\u00a0save\u00a0even more money, since\u00a0the VA funding fee\u2014a one-time payment the borrower pays on a VA-guaranteed home loan\u2014is waived.\u00a0With funding fees as high as 2.15%\u00a0(first-time\u00a0use\u00a0of the\u00a0benefit)\u00a0and\u00a03.3%\u00a0(subsequent\u00a0uses), this could result in tens of thousands\u00a0of dollars in savings.\u00a0\u00a0<\/p>\n

But for Veterans who\u00a0are\u00a0required to\u00a0pay the funding fee, a new change this year allows\u00a0you to deduct\u00a0that\u00a0funding fee on your taxes, if you are itemizing.\u00a0Veterans who pay the funding fee have the\u00a0option\u00a0to roll the fee into their\u00a0loan\u00a0so they do not need to pay it out-of-pocket at closing.\u00a0<\/p>\n

VA Deputy Secretary Paul\u00a0R.\u00a0Lawrence, Ph.D.,\u00a0recently\u00a0posted three videos about the VA-guaranteed\u00a0home loan to help Veterans understand how this important benefit makes homeownership more affordable.\u00a0<\/p>\n
